What you should know

Employers or people in control of all premises, whether they are factories, offices or schools are legally required to identify, assess and manage the risks associated with Legionella in their premises. Even if the premises only have hot and cold taps then an assessment requires to be carried out.

In recent years there have been several high profile outbreaks of Legionnaires’ disease and there is wider awareness that exposure to the Legionella bacterium is potentially fatal. However, UK legislation takes awareness further and there is a requirement that all employers or people in control of properties assess and manage the risk associated with Legionella.  

 

The first requirement is therefore to understand the water system in the building, the equipment associated with the system such as pumps, heat exchangers, showers, etc, and its constituent parts, identify whether they are likely to create a risk of exposure to Legionella, and whether any factor such as temperature, presence of sludge or rust or production of water droplets increases this risk. Even in a building that only has hot and cold water taps there is a risk.  

Whilst anyone competent can carry out a Legionella risk assessment, Landmark Specialist Solutions has a nationwide team of fully-trained and certified specialists to assist you with this important duty of care. As part of the assessment we will also provide:

  • plans of the water system

  • a management plan to monitor and control the risks

  • documentation for recording your action
